Management
Who is it for? Current property owners looking to convert their space to a Short Term Rental and current Short Term Rental operators who are hoping to improve their reviews and/ or their profitability, or who are looking to save themselves the time and hassle of daily management tasks. We do require owners to complete the Refresh Program in order to start with our management services. The program fee will be waived and there is a possibility for upgrades made to the property to be paid for overtime!

Design and Set-Up Program
Who is it for? Current homeowners or anyone under contract on a STR property or looking to purchase a short term rental/ vacation home. This program is ideal for someone looking to invest money upfront to create a profitable and passive Short Term Rental space but doesn’t necessarily have the time to create and design the space and listing themselves.
Refresh Program
Who is it for? Current Short Term Rental operators who are hoping to improve their reviews and/ or their profitability. This program is ideal for someone who is looking to make improvements to their Short Term Rental property and listing without investing a ton of money.

The goal of our management team is to ensure that the property owner is creating and maximizing truly passive revenue. We start by using data to analyze the property and location. This helps us to work with owners to create projections and goals for occupancy and revenue.
Owners then get to sit back and relax while we take over the design of the property and development of the listing. We will ensure that everything is in place to host your first stay from safety protocols and guest amenities. After a thorough deep clean and high quality photographs are taken, our management team will start marketing your property to guests. We will manage your listing doing everything in our power to ensure maximum profitability and filling the space with trustworthy guests. We will take care of everything from daily messaging to cleaning services to handyman repairs. Owners will have a fully functioning short term rental without breaking a sweat or having to invest their highly valuable time.
Our management fee is 25% of the gross booking revenue.
We will take care of any and all communication from Airbnb and guests as well as the cleaning and maintenance staff. Should an emergency situation arise, especially one that may have the owner incur an expected cost, we are sure to immediately communicate and to document all pertinent information.
Airbnb typically takes around 3% from the host’s side of bookings. We charge a different fee for cleaning at each property based on the size of property and bed/ bathroom count. That fee is charged on our Airbnb listing and goes directly to the cleaners. Our cleaning staff is another set of eyes and ears at the property and are truly partners in our company. Our cleaners value positive reviews and take ownership and pride in their work.
