Breeze Ventures is a Real Estate investment firm that's focused on growing our clients returns by investing and rehabilitating residential properties. We focus on private lending, long and short term rentals, wholesale opportunities, and renovations. Breeze is looking to connect with like-minded individuals for Networking & Real Estate Education opportunities.
BACKGROUND
We purchased our first duplex in Lakewood, OH in February of 2014. We "house hacked" and lived in one unit while renting the other. It covered our mortgage completely and left us with a small monthly profit. After 2.5 years we sold the property for a $40k net profit and we were officially hooked on real estate investing.
Since then, we've done over 80 real estate transactions and counting. These renovation projects range from zero dollar (clean, remarket and relist) renovations to heavy lifts of over $200,000 worth of work. We specialize in finding distressed properties and rehabbing the property in order to drive the highest possible ROI and After Repair Value for the neighborhood / city.
We have also been able to build a robust rental & luxury vacation rental portfolio with this strategy that creates well over 6 figures of annual net cashflow. Due to sound buying principles and sweat equity renovations our portfolio has an average debt to market value ratio below 60%.
WHO IS BREEZE VENTURES?
Rob and Sarah met in 2008 at college in Northeast, Ohio. Rob was studying Marketing and Management and Sarah Education and Psychology. After graduation, both secured W2 jobs as well as spending countless hours trying to build their wealth with side hustles. After they got married, they realized they needed a make a change. In 2019 Sarah quit her teaching career to manage their formerly passive real estate business full time. Their first daughter was born in June 2022. Rob joined the real estate business full time in November 2022. They welcomed another daughter and the final piece to their family in June 2023.
Breeze Ventures is a family business. Named for their daughters, both with the initials EZ, and emphasizing how creating their own story and wealth has given them freedom and made their life a "breeze".
